  • The pricing above is based on the following Scope of Work:
      1. Pre-Inspection Site Survey: Balcony Assurance Group will confirm the number of EEEs by type at the property, to determine the minimum sample size.
      2. Screening Inspection: Once affected residents have been notified and the inspection schedule confirmed, Balcony Assurance Group will conduct the screening inspections, which includes full visual inspection of all exposed surfaces at each EEE included in the randomized sample selection, along with the inspection of any concealed spaces.
      3. Analysis & Reporting: The information gathered on site will be processed, reviewed and analyzed by our team of experts. Any recommended actions will be identified, and observations will be listed by location and by category. 
  • For multifamily properties that have EEEs with concealed framing (covered by stucco, paneling or other materials), the pricing above includes the cost of accessing enclosed cavities. Typically a number of 1/2-inch hole are drilled into the underside of EEEs selected as part of the randomized sampling. A borescope (fiberoptic camera with LED light) is inserted into the hole allowing for complete inspection of the framing and sheathing. After the inspection, the hole will be plugged with an industry-standard hole plug. Patching of any holes, would be at an additional cost, based on the specific property.
  • For more complicated situations, such as hard to reach locations, "Juliet "balcony or railing conditions, fire-rated construction, more information will be needed to prepare accurate pricing to ensure that the inspection meets the requirements of any applicable law.
  • If issues requiring further inspection or repair are identified during the process, a change order will be submitted for approval prior to initiating further work. If potential life-safety issues are discovered, immediate action will be required.
  • The above pricing is based on a 15% sample size. SB-326 requires a sample size that provides at least 95% confidence, plus or minus 5%. To customize an inspection program that meets your specific needs, contact us to discuss further
  • A 100% deposit is required in order to schedule the inspection, and the funds will be held until delivery of the report.
  • If the inspection is unable to be completed at the scheduled date and time due to access issues or lack of notification, a late fee will be assessed as indicated, and must be received prior to re-scheduling the inspection.
